A lake community in Katy, built around the water
Sofi Lakes is a master-planned community in Katy, Texas, in Waller County on the western edge of the Houston metro. The plan covers 390 homes across two sections, laid out around the lakes that give the community its name. Twenty-four of those homes sit directly on the water, and that number will not grow.
Five builders are working here: Chesmar Homes, Coventry Homes, Imagination Homes, Lennar and Westin Homes. New homes start from the $300s.
Why buy a new home instead of an existing one
A new home means the roof, the HVAC, the water heater and the appliances all start their life with you. Everything is built to current code, with current insulation and current windows — which shows up on a Houston summer electricity bill.
Choosing your lot
Lots here come in four widths — 40, 45, 50 and 60 feet. Width drives more than the house that fits on it. It sets how much room sits between you and your neighbor, how the garage meets the street, and how much yard is left once the footprint is placed.
Schools, commutes and the rest of the day
Sofi Lakes is zoned to Royal ISD — not Katy ISD. Royal runs six campuses from pre-K through twelfth grade, and an 11.8-acre school site is reserved inside the community itself. FM 529 and FM 2855 connect to the Grand Parkway and from there to the Energy Corridor and the rest of Houston.
